Vibe coding for CMOs in real estate.

A real estate CMO markets a brokerage, a development or a property manager, and the content that draws traffic is listing data the MLS licenses under strict display rules. The tension is that the home valuation page and the neighbourhood page both work best when they look and behave like something the MLS or fair housing rules never intended.

ROUND 01Real estate rules

What is true about software in real estate before you write a prompt.

Real estate runs on listings, documents, deadlines and a great deal of personal and financial information about buyers, sellers and tenants. Brokerages, property managers and developers all have gaps the big platforms do not fill, and executives are building the tools themselves: a listing portal, a maintenance request app, an underwriting model, a deal pipeline.

  • Applicant and tenant data is sensitive

Rental applications hold income, identification, employment and sometimes credit information. Fair housing and privacy laws apply, and a tool that stores it needs real access control and a retention policy.

  • Documents are the product

Leases, contracts, disclosures and inspection reports need to be stored somewhere private, versioned and retrievable years later. A default file upload to a public bucket is a common and serious mistake.

  • Money moves through the tools

Deposits, rent, commissions and escrow. Any tool that touches these needs the money handled by a licensed provider and the arithmetic checked, not a spreadsheet formula ported by the AI.

  • Listings feed everywhere

MLS and listing syndication have rules about how data is used and displayed. A scraper or a feed built without reading them can get a brokerage's access revoked.

ROUND 02What you build

What a CMO in real estate builds first.

  • 01The home valuation lead page

The page that asks for an address and returns an estimate, then routes the owner into Follow Up Boss or the brokerage CRM with the agent assigned by area. Built first because seller leads are worth the most and cost the most to buy.

  • 02The neighbourhood pages with IDX listings

One page per area with live listings from the licensed IDX feed, broker attribution shown as required, refreshed on the schedule the MLS sets. The search traffic Zillow otherwise takes.

  • 03The agent recruiting and bio pages

A page for every agent, generated from the CRM, with their listings and reviews, plus the recruiting landing page with a production calculator. Agent pages are where brokerages lose the most SEO to portals.

CMOs in every industry tend to build the same four things. The CMO page has that list.

ROUND 03What breaks

Listing pages break IDX rules, feed gets cut

The AI built the neighbourhood pages by pulling listings into your database and showing them without the listing broker's name, past the refresh window, with sold prices in a market that forbids it. The MLS compliance team notices. The brokerage's feed is suspended, and every agent's website goes blank the same afternoon, along with the leads from all of them.

The pattern underneath is the one every CMO hits: every email and phone number a visitor typed sits in a database the AI set up with default settings. The admin page has no login, or the export URL has no check. Marketing just became the source of a data breach.

ROUND 04The stack

What a safe build in real estate usually runs on.

Builds run on a standard web stack with Postgres, private file storage for documents, single sign-on or a properly scoped login for agents and tenants, and integrations with the CRM, the property management system or the MLS through licensed feeds. Payments go through a provider built for rent and deposits.

ROUND 05With a CTO in your corner

What changes for a CMO in real estate.

A CTO in your corner reads every public page and every form before it ships. Where the data goes, who can read it, whether the keys are hidden, whether the page will survive the launch traffic. You still build at campaign speed. You just never have to explain to legal why the lead list was public.
